Santa Clara County; association single-family residence report, not San Jose city alone. Single-family residences; do not mix with condominium or townhome statistics. County completed-sales figures do not establish a San Jose neighborhood value or any lender rate. Original association page dated October 14, 2026. Manual quote examples are separate from the reported median. Original market source ↗
Give the county report its proper boundary
The Santa Clara County association’s September report describes county single-family residences. It is useful context for a San Jose search, but it is not a San Jose-only valuation or a condominium series. Retain the geography, category and month when comparing it with another source. A county median describes the transactions in that reported period; a specific home can have very different condition, location and ownership costs. The loan examples on this site are manual and do not use the county median as a purchase recommendation. Original county September 2026 report ↗
Put this into my plan ↗Make the written estimates comparable
Ask for offers using the same loan balance and term, with each estimate’s date and lock status visible. CFPB’s explainer helps locate the rate, payment and lender-charge fields. Enter each offer’s points and other lender fees, then choose a holding period that fits your plans. This workspace compares the entered borrowing costs and remaining balances; it is not regulatory APR. National benchmarks are dated survey observations, and the example percentages here are neither San Jose pricing nor a promise that a lender will offer them. CFPB written Loan Estimate guide ↗
Put this into my plan ↗Do not inherit the seller’s tax assumption
Santa Clara County explains that the assessed value is generally tied to acquisition and that ownership changes or completed construction can trigger reassessment. Ask for a purchase-based estimate for the actual transaction instead of copying the seller’s monthly escrow amount. Keep the county’s general guidance separate from any exemption or transfer rule that might apply to a particular owner. The payment model accepts the annual allowance you enter; it does not determine an assessment, recognize a parcel or decide whether an exception applies. County tax assessment and billing FAQ ↗
Put this into my plan ↗Keep supplemental bills in the cash plan
The county’s FAQ covers supplemental tax bills and warns that timing can lag an ownership change. Ask the tax office and closing professional which bills are expected, the period each covers and whether the lender will pay them from escrow. Record a one-time amount separately from the ongoing annual budget, without counting the same period twice. A comfortable scheduled mortgage payment does not prove that all purchase-related tax cash is already funded. Keep an unresolved estimate labelled until the actual billing position is clear.
Put this into my plan ↗Inspect the whole tax bill
The county describes a bill that can include more than the general levy, including locally approved charges and direct assessments. Obtain the current itemized statement and a purchase-related estimate, then ask which items recur and whether any change after transfer. A single percentage applied to a purchase price is only a rough assumption, not the finished bill. Keep an annual ownership allowance in the payment model and distinguish it from prepaid or prorated amounts needed at settlement. Mark any estimated charge for later confirmation.
Put this into my plan ↗Price the association as part of the home
For a condo or townhome, request the governing documents, current budget, reserve information, dues breakdown and assessment notices. Check which coverage, maintenance and utilities are funded through dues before adding separate bills. Keep the lender’s project review as an open condition until confirmed; an attractive unit does not resolve the association’s financial position. The condo workspace models the entered recurring and assessment costs but does not analyze reserves, certify a building or forecast repair obligations. Retain a separate reserve for costs the model does not estimate.
Put this into my plan ↗Follow assistance links to current terms
San Jose’s housing department provides a homebuyer and homeowner resource hub. Use it to find the relevant current assistance information, then verify the administrator, availability and written conditions directly. Do not treat a resource listing as an award, a reservation of funding or proof that MITEY is affiliated with a program. Keep the unassisted purchase as the base case. A separate assisted scenario should include the actual repayment, occupancy and resale obligations rather than simply subtracting a hoped-for benefit from cash needed. Put this into my plan ↗Ask what the proposed loan amount changes
Have the lender confirm the appropriate product and applicable current loan limit for the property, occupancy and financing structure. This guide does not label a balance conforming or jumbo from an unverified threshold. Compare any alternatives using their own written conditions, cash requirements and lender charges. A larger loan can magnify the dollar cost of points even when the percentage looks small. Change the amount in the comparison and inspect the upfront cost alongside the intended holding period; the calculator does not qualify the borrower or price a product.
Put this into my plan ↗Keep variable income outside a false certainty
If the purchase depends on variable compensation, stock sales or another uncertain cash source, distinguish funds already available from funds you expect later. Ask the lender how it will document income and assets; this calculator does not make that determination. Run a household budget using a conservative entered income and retain a separate reserve for obligations outside the housing model. A numerical affordability output is a scenario, not permission to spend or evidence that a lender will accept the same compensation assumptions.
Put this into my plan ↗Obtain coverage before fixing the budget
Request a written insurance quote for the specific property and intended use early enough to discuss any coverage conditions with the lender. For an association property, check the relationship between master coverage and your own policy. Ask an insurance professional about exclusions, deductibles and optional or separate coverages relevant to the home. The site does not quote insurance or determine hazard exposure. Keep the premium as an entered amount and a less comfortable renewal case as a separate budget rather than relying on a seller’s past expense.
Put this into my plan ↗Compare today’s points with tomorrow’s flexibility
Model the expected stay and an earlier exit, then examine both borrowing cost and remaining principal. Paying points uses cash now in exchange for a different rate over time; a shorter hold can change the result. Try a rent-versus-buy case without assumed appreciation and with your own transaction costs. These tools do not forecast Silicon Valley prices, future refinance availability or returns from investing the cash elsewhere. Keep liquidity, moving plans and the unresolved property costs beside the comparison before selecting a preferred offer.
Put this into my plan ↗Bring the financing question to MITEY
Describe the San Jose financing goal, ownership type and timing through the optional enquiry when you want help with the next step. Bring the property and borrowing questions together in one MITEY conversation. You separately choose whether to include calculator figures, and any introduction requires confirmed availability and your permission. An enquiry does not authorize forwarding to multiple firms or guarantee a rate, approval or matching outcome. Keep private identity documents, account information and individual property addresses out of the message.
